- Get with your REALTOR® to find needed documents. You will need to sign a listing agreement, and other legal documents so your REALTOR® can market your property. You will also need documents such as a survey and pay off statements from your present lender.
- Also discuss a strategy for selling your home. Make sure everyone is on the same page, from what price to ask, to ways to show effectively. Let your REALTOR® know any information that could help him/her understand your needs and goals. Obviously price is important, but sometimes the time frame or some other matter is a more pressing issue.

- The best way to sell quickly and for the most money is have a home that’s move in ready. So let’s get the items that need to fixed taken care of, mow that yard, trim the trees. This again is where a REALTOR® pays off, having a second set of eyes to recognize things that you may have overlooked. Sometimes it’s as simple as moving furniture around to make the rooms look bigger or clearing out the closets.

- Not yet, as the buyer will most often want to have the home inspected and in most instances there will be items that come up that may need to be repaired or negotiated. Don’t be alarmed or angered, it’s just part of the process. After all if you were the buyer you would want to make sure the home was in good shape as well. Just go thru the items with your REALTOR® and let them handle the negotiations, this is there area of expertise and why you have hired them.

- You will need to cancel your utilities, and make sure needed repairs if any that were agreed to have been repaired. You can do these yourself or have someone else do them, just as long as they are repaired as agreed.
- Your REALTOR® will review a HUD statement with you that details all costs associated with the sale of your home.

- Closing is simply a meeting to review all the documents and sign, sign and sign some more.
- Your REALTOR® and escrow officer will inform you of the time, date and what to bring.
